Background of this deal
We found a property in Nambour that we decided to subdivide and renovate to maximise capital gains.
Doing our research, we saw that Nambour made a lot of sense.
While unit prices there had been somewhat volatile, house prices had shown steady growth over the last few years.
When we looked at the average capital growth rate over the previous 5 years, we saw that it had seen a great increase.
At the same time, the median home price sat at $400,000, falling under the ‘affordable’ category.
For the Nambour property, we subdivided the land and renovated the existing home.
